Step 1 : Approvals and Planning
  • Zoning and Planning:

First, ensure your project is permissible on your land by checking zoning and planning regulations with your local council

  • Development Application (DA):

If your project doesn’t qualify for a fast-tracked Complying Development Certificate (CDC), you’ll need to submit a DA to the council.

  • Complying Development Certificate (CDC):

For straightforward projects, a CDC offers a faster approval process, combining planning and construction approval.

  • Construction Certificate (CC):

After DA approval (or CDC), you’ll need a CC to ensure your construction plans comply with the Building Code of Australia.

  • Principal Certifier:

Appoint a Principal Certifier to oversee construction and ensure compliance with approved plans.

  • Project Team:

Assemble your project team, including architects, engineers, and building certifiers.

  • Detailed Plans:

Ensure detailed plans are prepared by architects, draftspersons, or building designers.

  • Site Preparation:

Prepare the site for construction, which may include clearing, excavation, and potentially soil testing.

  • Foundation:

Lay the foundation, which may involve excavating, concreting, and potentially piling.

  • Framing:

Construct the building’s frame, including walls, floors, and roof structure.

  • Enclosure:

Enclose the building, adding walls, windows, and doors to create the “lock-up” stage.

  • Interior Fit-out:

Install internal features like plumbing, electrical wiring, insulation, plasterboard, flooring, and fixtures.

  • Practical Completion:

The builder completes the project, and you conduct a final inspection to identify any necessary adjustments.

  • Occupation Certificate (OC):

After completing the building and obtaining the OC, you can legally occupy the new building.
